I’m very excited to bring you our first market update of 2025 shot at our beautiful listing 53 w 53 36bc.
The market has proven to be very interesting over the last several months as we've seen an unusual amount of activity (see the contracts signed chart below).
However, to use a phrase that our managing director Jared Antin coined, the market is “punishingly efficient”, meaning that buyers have become very, very selective. They're looking for turnkey properties that don't require any work, that are priced perfectly and that fit all of their criteria. And if they don't find that, they are willing to wait!
So sellers have to position their properties very intentionally in terms of appearance and pricing.
We do expect a busy spring as there is some buyer fatigue in terms of waiting, and generally buyers have become accustomed to the new rate environment. This combined with some potential divestment out of the equities market after last year’s gains, an increase in market liquidity (see chart below), and our being past the typical election pause, all promise an active spring season ahead.
