Listing inventory is up over 110%, consistent with the fall season, and we expect peak levels by mid-October.
In the $10M+ market, contracts signed held steady MOM at 15, remaining above the rolling average of 11. The summer saw a strong rebound, reaching a peak of 33 contracts after a notably hesitant spring.
Mortgage rates reached lows last seen in September 2024 but climbed about 20 basis points this week following the FOMC meeting. Mortgage rates are tied to the 10-year treasury, which rose roughly 15 bps this week, rather than the short end of the curve controlled by the Fed.
